About Lancia Homes

Lancia Homes has been building in Fort Wayne since 1975, when founder Jim Lancia, who comes from a West Virginia family of home builders, started the company. His son Jamie Lancia now leads it as president. The company builds single-family homes, condo-style townhomes and villas, develops its own residential land, and works out of its office and Design Center at 9430 Lima Road, serving roughly a 50-mile radius across northeast Indiana and northwest Ohio.

The catalog lists 78 floor plans in four collections (Marian, Windsor, Lifestyle and Modern Townhome), from 1,195 to 2,933 square feet, with base prices from $196,600 to $447,800 that exclude the lot, site development and options. Plans are stick built and most are customized; fully custom homes have ranged from 1,400 to more than 6,500 square feet. Lancia builds in its own subdivisions, in multi-builder communities and on private acreage. In October 2026 it was building in 17 communities, with homes listed from $219,700 to $499,500.

Lancia reports an average HERS score of 64, and Energy Star Version 3 certification is available on request. Each home carries a Price Lock Guarantee once the purchase agreement is signed, a 2-year Foundation-to-Roof Guarantee, a 4-year roof warranty, a 10-year structural warranty through 2-10 Home Buyers Warranty and a 10-year WatchDog dry basement warranty. The company has been BBB accredited since 1987 with an A+ rating, and its managers are all REALTORS®; the price of a home is the same whether you buy directly or through an outside agent.

What Sets Them Apart

Energy Efficient (HERS 64 Avg)

Lancia reports an average HERS score of 64, with a 96.2% efficient gas furnace, R-45 attic and R-15 wall insulation, Low-E argon windows, a return air vent in every bedroom and a Simplx smart thermostat. Energy Star Version 3 certification is available on request.

Customizable Plans, Any Lot

78 stick-built plans across the Marian, Windsor, Lifestyle and Modern Townhome collections, and most buyers customize theirs. Lancia builds in its own subdivisions, in multi-builder communities and on private acreage, with a construction supervisor for county jobs that need a well and septic.

In-House Design Center

Interior and exterior selections are made with an interior designer at the Design Center in the Lima Road office, where product samples are on site. The online Virtual Home Design Studio lets buyers try product combinations on interior and exterior scenes.

The Building Process

Lancia Homes's proven 8-step process

1

Excavation

The lot is staked, then footers are trenched or the basement is dug

2

Foundation

A poured concrete slab or basement is inspected; basement walls are waterproofed and backfilled

3

Framing

Walls, floor joists, roof and shingles go up, followed by house wrap, windows, doors and front siding

4

Mechanicals

Rough plumbing, HVAC and electrical, with an electrical walk-through to add lights, outlets and fans before inspections and insulation

5

Drywall

Drywall is hung and finished, attic insulation is blown in, exterior siding is completed and masonry begins

6

Finish

Interior doors, trim, stairs, paint, cabinets, countertops and flooring, with hard surfaces first and carpet last

7

Final Mechanicals

Plumbing fixtures, water heater, switch plates, lights, fans, air conditioning, thermostat and appliances are installed

8

Completion

Touch-ups and cleaning, an orientation walk-through with the service manager, and closing coordinated with your lender
