Acceptance of Terms

These Terms of Service apply to indianahomematch.com, operated by Indiana Home Match, a real estate team brokered by Mike Thomas Associates in Fort Wayne, Indiana ("we" or "us"). By using the site, you agree to these terms and to our Privacy Policy. If you do not agree, please do not use the site.

Use of the Website

The site provides information about homes for sale, the Northeast Indiana housing market and our real estate services. You agree to use it only for lawful purposes. You may not:

• Use robots, scrapers or other automated tools to access, copy or collect listings or other content from the site
• Copy, republish, sell or redistribute listing data, photos or other content from the site
• Interfere with the site's operation or security, or try to get around its limits
• Submit false information, spam or someone else's contact details through our forms
• Use the site in a way that violates fair housing or other laws

MLS Listing Information

Listing information on the site comes from the Indiana Regional MLS (IRMLS) through its Internet Data Exchange (IDX) program. It is provided for consumers' personal, non-commercial use and may not be used for any purpose other than to identify properties you may be interested in buying or renting.

Listing information is deemed reliable but is not guaranteed. It is supplied by the listing brokerages, may contain errors and can change at any time, and a home may be sold, placed under contract or withdrawn before the site reflects it. Please verify square footage, lot size, taxes, school assignments and other details that matter to you.

Not every home listed in the MLS appears on the site: some sellers and brokerages choose not to show their listings online, and some details or addresses are withheld under MLS rules. Each listing shows the brokerage that holds it; a listing from another brokerage does not mean we represent that seller.

Map locations are approximate. Maps are provided by Apple and are subject to Apple's terms.

Showing Requests and Representation

A tour request is a request, not a confirmed appointment. We will contact you to confirm a time with the listing agent, and a showing depends on the seller's availability and instructions.

Using the site, sending a form or requesting a tour does not by itself make us your agent. Indiana law requires a written buyer agency agreement before we tour homes with you, and we will go over it with you before your first showing.

Estimates, Calculators and Valuations

Monthly payment estimates, our calculators and home valuations are estimates for general information only:

• Payment estimates use a published average interest rate (Freddie Mac) and assumptions such as the down payment, taxes, insurance and HOA dues. Your actual rate and payment depend on your lender, your finances and the home.
• Estimates and calculator results are not loan offers, pre-approvals or commitments to lend.
• Home valuations are our agents' opinion of market value, not appraisals.

Market and Area Information

Market reports, area guides, school and neighborhood information and other content on the site are for general information and come from sources we believe are reliable, but we make no warranties about their completeness, accuracy or timeliness. Prices, availability and market conditions change without notice, and school assignments should be confirmed with the school district.

No Professional Advice

The information on the site is not legal, tax, financial or lending advice. For guidance about your situation, contact us for a personal consultation and consult the appropriate professionals.

Calls, Texts and Emails

When you submit a form or contact us, you agree that we may contact you by phone, text message, email or WhatsApp about your request, as described in our Privacy Policy. Message and data rates may apply. You can stop text messages by replying STOP and marketing emails with the unsubscribe link in any of them.

Giveaways and Events

If a giveaway, contest or event has its own rules, those rules apply together with these terms.

Intellectual Property

Content on the site, including text, graphics, logos, images and software, belongs to Indiana Home Match or its content suppliers and is protected by copyright and other intellectual property laws. Listing data and photos belong to the MLS, its participants or their photographers and are displayed under license.

To report material on the site that you believe infringes your copyright, follow the procedure in our DMCA Notice.

Third-Party Links and Services

The site links to and uses services we do not control, such as Apple Maps, WhatsApp, YouTube, social networks, lenders and builders. They are provided for your convenience, their own terms and privacy policies apply, and we are not responsible for their content or practices.
