Information You Give Us

We collect the information you choose to send us through our forms, by phone, by text message or on WhatsApp. Depending on the form, this may include:

• Your name, email address, phone number, and preferred language and way to be contacted
• Questions about a home for sale and showing requests, including the home you asked about, your preferred tour day and time, and whether you want an in-person or video tour
• Your plans and preferences, such as whether you are buying or selling, your timeline, price range and the kind of home you want
• Details you send for a home valuation, such as your property's address and features
• Your email address when you download a guide or checklist or subscribe to our newsletter
• Registration details for events and giveaways, such as the names of attendees
• Anything else you include in a message to us

Information Collected Automatically

When you use the site, some information is collected automatically, by us and by the services described in this policy:

• Technical details such as your browser, device type, operating system and approximate location based on your IP address
• How you use the site: the pages you visit, the searches and filters you use on our home search, the listings you view, share or open photos of, and the site that referred you
• Where your visit came from: the ad campaign details and ad click codes in the link you followed, the first page you opened and the site that referred you. Your browser keeps them on your device and, for 90 days, sends them with the forms you submit, so we know which ad or site brought you to us
• Your IP address, which we use to protect our forms from spam and abuse and store with each form you submit
• Small amounts of data your browser keeps on your device, such as cookies set by our analytics and advertising partners, where your visit came from, the homes you save or view in our home search, the down payment and loan term you choose for payment estimates and your progress on our moving checklist

Home Search and Listing Pages

Listings on our home search come from the Indiana Regional MLS (IRMLS) through a listing data provider. You do not need an account to search. Searches are run by our servers, and we do not send your name or contact details to the MLS or to the listing data provider.

Homes you save or view in our home search are kept in your browser, on your device, not in an account on our servers. To show them, your browser sends their MLS numbers to our site, which returns each home's current details; we do not link that list to your name. Clearing your browser data deletes it.

When you ask about a home or request a showing, we store the listing with your request (MLS number, address, price and page link) so our team can follow up about that home. To schedule a showing, we may share your name and preferred times with the listing agent or brokerage.

Maps on the site are provided by Apple MapKit. When a map loads, your browser requests map images directly from Apple, which receives your IP address and the area shown. Apple handles that information under its privacy policy.

Monthly payment estimates are calculated from public interest-rate data, the listing's details and any down payment, interest rate or loan term you enter. We do not ask for your income, credit or other financial information to show them.

How We Use Your Information

We use the information we collect to:

• Answer your questions and provide real estate services
• Schedule showings and follow up about the homes you asked about
• Send you the listings, market updates and newsletters you asked for
• Prepare home valuations and market analyses
• Understand how the site is used and improve our website, home search and services
• Measure and improve our advertising
• Protect the site and our forms from spam, fraud and abuse
• Meet our legal, licensing and record-keeping obligations

How We Share Information

We share personal information only as described here:

• With the agents on our team and our brokerage, Mike Thomas Associates, so they can help you
• With service providers that run parts of our business for us: website hosting and security (Vercel and Cloudflare), the client management system where our team keeps and follows up on inquiries, and our email delivery service (Resend)
• With our analytics and advertising partners, Google and Meta, through the cookies and tags described below, and a hashed copy of your email address when you submit a form
• With the listing agent or brokerage of a home you want to see and, with your permission, with lenders, inspectors, title companies and other professionals involved in your transaction
• When required by law, subpoena or court order, or to protect the rights and safety of our clients, our team or others
• As part of a merger, sale or reorganization of our business

We do not sell your name, email address or phone number to anyone.

We do not share your mobile phone number or your consent to receive text messages with third parties for their own marketing.

Cookies, Analytics and Advertising

We use Google Analytics to understand how visitors use the site, including our home search. We also use the Meta Pixel and Google Ads tags to measure our ads and to show our ads to people who have visited the site. These services set cookies and receive information such as the pages you visit, the searches you run, the listings you view or save and when you submit a form (the type of form, not what you wrote in it). When you submit a form, we also send Google and Meta a hashed (scrambled) copy of your email address, so they can match the form to an ad you saw or clicked. Meta receives it from our server, with your IP address and browser details, so the match works even when your browser blocks its pixel. We do not send them your name, your phone number or what you wrote.

You can block or delete cookies in your browser settings. You can also opt out of Google Analytics with the Google Analytics opt-out add-on, manage Google ads in My Ad Center and manage Meta ads in your Meta ad preferences. Google explains how it uses information from sites like ours here.

Videos on the site are embedded from YouTube in privacy-enhanced mode, which does not set YouTube cookies until you play a video.

The site does not currently respond to browser "Do Not Track" signals.

Calls, Texts and Emails

If you give us your phone number or email address, our team may call, text or email you about your request, or message you on WhatsApp if you contact us there. Message and data rates may apply to texts.

You can stop marketing emails with the unsubscribe link in any of them, and stop text messages by replying STOP or telling us. We may still contact you about an active request or transaction.

How Long We Keep Information

We keep personal information for as long as we need it for the purposes in this policy, including following up with you, keeping the records that real estate licensing rules and our brokerage require, and resolving disputes. When we no longer need it, we delete it or keep it in a form that no longer identifies you.

Data Security

We use reasonable safeguards to protect your personal information, and the site is served over an encrypted connection. However, no method of transmission or storage over the Internet is completely secure, and we cannot guarantee absolute security.

Your Choices and Rights

You can ask us what personal information we have about you, ask us to correct or delete it, and opt out of marketing messages at any time. To make a request, contact us using the details below. We may need to confirm your identity first, and we may keep information that the law requires us to keep.

Depending on where you live, state privacy laws may give you additional rights. We will honor those rights as the law requires.

Children's Privacy

The site is not directed to children under 13, and we do not knowingly collect personal information from them. If you believe a child has sent us information, contact us and we will delete it.

Other Websites

The site links to websites and apps we do not control, such as WhatsApp, social networks, lenders and builders. Their own privacy policies apply when you use them.

Changes to This Policy

We may update this policy from time to time. The date at the top shows when it last changed.
