Your county assessor determines your property's market-based gross assessed value (AV). In Indiana, property is assessed at 100% of market value. You can find your AV on your property tax bill or the county assessor portal.
Eligible homeowners subtract the standard homestead deduction ($48,000 in 2026) and the supplemental homestead deduction (40% of the remaining value in 2026) to arrive at the net assessed value (NAV) subject to the local rate.
Your NAV is multiplied by the gross tax rate for your taxing district (expressed per $100 AV). The rate combines county, city/town, school district, and library levies. Rates vary significantly across Allen County.
Indiana's constitutional circuit-breaker prevents your total property tax from exceeding 1% of gross AV for homesteads, 2% for other residential and agricultural, and 3% for commercial property — regardless of the local rate.

Additional relief is available to qualified seniors (age 65+), disabled individuals, and veterans. Indiana SEA 1 also expanded the Over-65 Circuit Breaker Credit income limits.
Indiana's traditional $3,000 mortgage deduction was eliminated as part of SEA 1 (2025). Homeowners who previously claimed it will instead benefit from the larger supplemental homestead deduction and the new SEA 1 credit.
